• Building regulations TGD Compliance: Required excluding renewables.
• BER rating: Modular units to achieve minimum A2 BER rating. Certificate required for all types.
• No. Units required: 50-55
• Full M&E fitout required
Structure: Super Structures to have a design life of 60yrs. Generally, SHS 90x90x8mm, with PFC 20x90x30mm
External Walls: U-Value 0.18W/M2k. Kingspan K-Roc Evolution F5, 150mm thick stone wool composite panel to selected RAL fixed to steel frame with secret SS fixings.
Selected Vinyl flooring generally.
Roof & ceiling: U-Value 0.20W/M2k. Continuous Resitix bonded single ply EPDM roof membrane, with proprietary vent sleeves, cowls & surface water outlets.
Windows & Doors: U-Value 1.2W/ M2k. Upvc framed windows certified to BS7412, CE Marked, Airtightness: 600Pa Class 4 BS EN 12207:2000, selected RAL Colour.
Airtightness: Maximum air permeability level of 5m3/hr/m2 @50 Pascal. Airtightness test required on all units once installed & operational on site.
Internal walls & bulkheads: Internal partitions to be light gauge steel, verticals at max. 400mm centres, horizontals at max. 1200mm centres. Internal partition voids filled with 70mm thick Rockwool acoustic batts.
Internal Doors: 30 min. pre-hung fire rated door & frame as set. 44mm paint grade solid core flush doors, with 15mm perimeter hardwood lipping.
Finishes: Window boards: 18mm SW window boards square edge, with pencil round edge profile.
Shower room: Required.
